411 Haywood Road, Ambler

This coming August will mark 40 years that the owners of 411 Haywood Road have called this wonderful house their home. While they are sad to leave, the time has come for someone else to enjoy this very special little slice of heaven. You may feel apprehensive hearing that the home has been cared for by the same family for almost 40 years, thinking that they may not have made many changes over the years, but that is far from the case. 411 Haywood has not only been lovingly and meticulously maintained, but also thoughtfully updated. Through the dining room, you will find a nicely sized, eat-in kitchen offering plenty of cabinets, attractive Corian countertops, brand new stainless steel appliances, built-in breakfast nook, beautiful exposed brick wall, sliding glass door to the most amazing deck and a window over the sink. The layout of this home is ideal for entertaining, as the living room, dining room, kitchen, and outdoor space all flow together seamlessly. The natural light in this home is spectacular, pouring into each and every room, making it always feel like a sunny day.

The first floor also offers two nicely sized bedrooms (one of which is currently used as a den), beautifully updated bathroom with large linen closet, hall coat closet and access to the basement. This layout is extremely functional and ideal for those who may desire one floor living. Both bedrooms on the first floor feature brand new carpeting, but there is also hardwood flooring beneath, if that is your preference.

Heading upstairs to the second floor, you will see that new carpet was also installed on the stairs and on the second floor, but again, the original hardwood floors are below, if you choose to expose them. If you were to finish the basement, you wouldn’t lack for storage space, as the attached garage is for one car width wise, but is about two car lengths, in terms of depth. 

I hate to say that I was saving the best for last, as every aspect of this house is wonderful, but what you will find in the rear of the home will likely surprise you. From the street, you would never imagine the paradise that exists beyond. On my first visit, I was utterly astounded. After visiting many homes in the neighborhood, I expected what they typically offer, a nice, straightforward backyard, but that is not the case at 411. Once you step out of the kitchen, onto the deck, you’re done for. To find this setting, in this location, is not going to be possible again. The deck is huge, allowing room for dining and relaxing, but heck, all I can see is a party (hint, hint, Wissahickon fireworks party! Yes, of course, I’ll come ;)). The deck was thoughtfully built with wrap around bench seating and privacy panels, that not only offer screening, but also a buffer from the elements. The views are spectacular, as the rear of the property is also beautifully landscaped. There are stairs from the deck to the ground level, where you will find a large, wrap around driveway with access to the garage, and beautiful yard. There are specimen trees and plantings, a sweet little bridge, and adorable potting shed, which doubles as a playhouse (or at least it did for this family). 

411 Haywood is in absolute move in condition. It has been wonderfully maintained and offers gas heat and central air, an oversized garage, tons of off-street parking, updated kitchen and bathrooms, new windows, hardwood flooring and so much more. If that isn’t enough, this home is located in a lovely neighborhood in Ambler Borough! That means that you are just blocks from all of the wonderful things that Ambler has to offer, including a true downtown, with fabulous restaurants, shops and services, soon to come cooperative grocery store, farmers’ market, annual festivals, easy access to the train station and so much more. Wissahickon School District is among the most sought after in the area, yet still offers incredibly reasonable taxes. There are several parks located a hop, skip and a jump away from 411; really you can’t get better than this.
